OVERVIEW
Swallows Barn is a lovingly converted barn with an abundance of original features. In a courtyard at Seat Farm Holiday Park, 400 yards from the Lake shore and a mile from Park Foot Holiday Park. The cottage is furnished and equipped to an extremely high standard.
The cottage comprises of three bedrooms on the ground floor. Two double bedrooms, one with en-suite shower room, hand basin, WC and also a twin bedroom which has patio doors to an enclosed patio. Main bathroom, with bath, separate shower cubicle, hand basin and WC.
Stairs up to the dining/ kitchen area with exposed beams, electric oven and hob, fridge, freezer, dishwasher and microwave. There is also a washing machine and tumble dryer in the kitchen.
Further stairs up to open plan lounge area, with TV. Exposed character beams, electric fire and excellent views of Lake Ullswater.
Please note, there is building work going on to a property behind Swallows Barn.

Properties are available for occupation from 5pm on day of arrival and must be vacated by 10am on the day of your departure.
A £100 damages deposit is payable on booking. This is refunded after check out, providing the property is left in a respectful condition.
Properties are accessed by key codes which are situated outside the properties. These are emailed out at 5,00pm on the day of arrival.
A 50% deposit is payable on booking.
All properties are now available to book either Friday-Friday, Friday – Monday or Monday – Friday.
All properties are fully equipped with crockery and cooking utensils, pillows, duvets and linen.
Kitchens contain a cooker, fridge/freezer, dishwasher, microwave, toaster, cafetiere and kettle.
Living rooms have TV. Bathrooms with bath/shower WC, basin, shaver point, and heated towel rail.
Swallows Barn is located at Seat Farm Caravan park.
Seat farm is 1 mile further down the Howtown road towards Howtown, directly opposite Ullswater Yacht club.
Drive up the drive and Swallows Barn is situated in the farm courtyard.
About the location
POOLEY BRIDGE
The village of Pooley Bridge is at the northern extremity of the lake, just one mile from Park Foot. The new stainless bridge straddles the River Eamont as it flows out of Ullswater. It is overlooked by Dunmallard Hill which was the site of an Iron Age fort. For much of its length Ullswater forms the border between the ancient counties of Cumberland and Westmorland.
Penrith is 6 miles away.
